Curtain price in Dubai: what drives the cost of made to measure curtains

The curtain price in Dubai varies widely, because no two windows are the same. A small bedroom window in a plain fabric and a double height villa window with sheers, blackout and a motor are different jobs. This guide explains every factor that sets the price of made to measure curtains, shows market example prices, and explains how we quote after a home visit.

Quick answerThe price of custom curtains in Dubai is set by nine things: track width, drop, fullness, fabric, lining, heading style, track or rod, motorization and fitting. Fabric quantity, driven by width, drop and fullness, is usually the biggest single factor. The Fabric Room quotes every window in writing within 24 hours of a home visit, with each item listed.

What sets the curtain price in Dubai?

Made to measure curtains are priced from the window up. Every curtain is cut and sewn to the exact size of your track and the drop to the floor, in the fabric you choose, with the lining and heading you choose. That is why a single price per window means little until those choices are made.

The table below sets out each price driver, what it means and how much it moves the price. The sections that follow explain each one so you can see where your budget goes and where it is worth spending.

WidthLength of the track or rodHigh: wider track needs more fabric
DropHeight from track to floorHigh: tall and double height windows use far more fabric

Width and fullness: how much fabric a curtain uses

Curtains are not flat panels. They are gathered into folds, and the amount of gathering is called fullness. Pinch pleat and wave curtains use 2 to 2.5 times the track width in fabric. Eyelet curtains use 1.5 to 2 times. Lower fullness looks thin and flat when the curtain is closed; higher fullness gives deep, rich folds.

Here is how it adds up. A 3 m track at 2.5 times fullness needs 7.5 m of fabric across the width. Most curtain fabrics come around 140 cm wide, so that curtain needs six widths of fabric joined together, each cut to the drop plus hem and heading allowances. Change the fullness to 2 times and you need fewer widths, which lowers the cost, but the curtain looks less generous.

Many sheers and some plains come in wide widths, often 280 to 300 cm, that can be turned so the fabric width becomes the drop. This avoids seams and can reduce fabric quantity on standard height windows.

Drop and tall windows

The drop is the height from the track to the floor, plus allowances for the heading and hem. On a standard apartment window, the drop sits within one fabric width or a single cut. On a Dubai villa with a double height living room, the drop can be several times that, and every extra metre of drop is multiplied by every width of fabric.

Tall curtains also cost more to make and fit. Long seams need careful matching, the curtain needs weights or a weighted hem to hang straight, and fitting at height needs a tower or scaffold. Tall windows are also where motorization becomes practical rather than optional. Our motorized curtains guide covers what that involves.

Fabric: the widest price range of all

Fabric is priced per metre, and the range is wide: a plain polyester, a textured linen look, a natural linen, a velvet and a printed designer fabric can sit at very different price points. Because a curtain uses many metres, the fabric choice often decides the total more than anything else.

Pattern adds cost. A patterned fabric must be matched across every seam and across both curtains of a pair, which means buying extra to line up the pattern repeat. The larger the repeat, the more fabric is used.

Dubai conditions matter when choosing. Strong sun fades fabric facing the glass, so lining or a sheer layer protects it. Natural fibres such as linen and cotton crease and can shrink slightly in humidity, while good polyesters hold their shape well. We bring a fabric library to every home visit so you can see and handle options in your own light. Our fabric guide explains the main types.

Lining: blackout, thermal and interlining

Lining adds a second layer of fabric and the sewing to join it, so it adds cost, but it changes how a curtain performs and lasts. An unlined curtain is light and lets some light through. A standard lining gives body, protects the face fabric from sun and makes the curtain hang better.

Blackout lining blocks light and is the usual choice for bedrooms in Dubai, where the sun rises early. Thermal lining helps keep heat out of west and south facing rooms, which eases the load on air conditioning. Interlining is a soft layer sewn between face and lining, giving a heavier, fuller curtain; it costs more and adds weight that the track must carry. See our blackout curtains guide for more.

Heading style, tracks and motorization

The heading is the way the top of the curtain is finished. Pinch pleat and double pleat headings are hand formed and use 2 to 2.5 times fullness. Wave and ripplefold headings use carriers on the track for even, modern folds. Eyelet curtains use rings punched into the fabric and hang on a rod, using a little less fabric. Hand sewn headings take more labour than tape headings. Our curtain types guide compares them.

The track or rod is a separate line on the quote. A simple wall track costs less than a double ceiling track for sheer plus blackout, and curved tracks for bays cost more again. A decorative rod with finials is priced by length and finish. See our curtain tracks guide.

Motorization is often the largest single item. The price depends on the motor type, wired or battery, the track length and weight, the number of motors, and whether you add app or voice control. Two motorized layers on one window means two motors.

Fitting and installation in Dubai

Curtain installation in Dubai depends on what the track is fixed to and how high it is. A concrete ceiling takes fixings easily. A gypsum false ceiling needs a timber backing or fixings through to the slab. Double height windows need a tower and two fitters. Tight access, high rise apartment rules and working around finished furniture all affect fitting time.

We include fitting in every quote, listed separately, so you can see what you are paying for. Our team delivers and fits on the agreed date, then checks every curtain opens, closes and hangs straight before we leave.

Why a from price is rarely the final price

A from price assumes the smallest size, the most basic fabric and the simplest heading. Add a taller drop, higher fullness, a designer fabric, blackout lining, a double track and fitting at height, and the price for the same window rises. That is why we quote each window after measuring it. For blinds, see our roman blinds vs roller blinds guide.

How The Fabric Room quotes for custom curtains in Dubai

Within 24 hours you receive a written quote that lists each window with its fabric, lining, heading, fullness, track, motor if any, and fitting. A 50% deposit books a fixed fitting date. Your made to measure curtains are then made to order in Dubai by our craftspeople to a written specification, inspected and photographed before delivery, and fitted by our team on the agreed date. FAQ

Questions people ask

How much do curtains cost in Dubai?

It depends on the size, fabric, lining, heading, track and fitting. As a market example, a Dubai competitor site in November 2026 showed pinch pleat blackout curtains from AED 500 for 2.5 m by 3 m, and motorized curtains from AED 2,000 for 2 m by 3 m. Larger windows and premium fabrics cost more. We quote in writing after a home visit.

Why are made to measure curtains more expensive than ready made?

Ready made curtains come in fixed sizes and simple headings, so they rarely fit a window exactly. Made to measure curtains are cut to your track width and floor drop, sewn with the fullness, lining and heading you choose, and fitted on a track matched to their weight. You pay for the fit, finish and longer life.

What is the biggest factor in curtain price?

Fabric quantity, which comes from width, drop and fullness multiplied together, then multiplied by the fabric price per metre. A wide, tall window at 2.5 times fullness in a premium fabric uses a lot of material. On motorized jobs, the motor and track are often the largest single item.

Does blackout lining add much to the cost?

Blackout lining adds the lining fabric and the sewing time to join it to the face fabric, so it raises the price of each curtain. It is usually worth it in Dubai bedrooms and west facing rooms, because it blocks early sun, reduces heat, and protects the face fabric from fading.

Is installation included in your curtain price?

Yes. Every Fabric Room quote includes delivery and fitting by our team, listed as its own line so you can see it. Fitting cost depends on the height of the windows, the ceiling and wall type, and whether tracks are double, curved or motorized. Double height windows need a tower and more time.

Do you charge for the home visit and quote?

Yes, for the visit. The home visit fee depends on your area and is confirmed when you book. We measure every window, bring a fabric library, and send a written quote within 24 hours. There is no obligation. A 50% deposit books a fixed fitting date once you are happy with the quote.

How can I keep the cost of custom curtains down?

Choose a plain fabric with no pattern repeat, use 2 times fullness instead of 2.5, pick a wide width fabric where the window allows, and reserve blackout lining and motors for the rooms that need them. Spend on the windows you see most, such as the living room, and keep secondary rooms simpler.
